I purchased the Devery property (Watsonville/Corralitos/Mt Maconna) around a year ago for $699k. 13 acres with 7.2 acres planted to pinot noir on lyre trellis . . . good well, though high iron content in water. Grapes are 10 yr old, Clones 115, 777, and 114 on R110 rootstock. The property is at around 700'. I've renamed it Fog's Edge . . . which is descriptive. You often see fog all around and feel you are an island here. The feedback I've gotten says the grapes can be ultra premium quality. I've done a lot of work on vineyard structure (added real end posts, replaced two strands of nylon with movable catch wires, limed to increase pH, eliminated cable ties and retied vines with horticultural tape). I'm in the midst of a complete replacement of the irrigation system (which was done using drip tape and was in tatters). Soil is clay-loam, roughly 7' deep.
It's a spectacular isolated hilltop location . . . very private, views in all directions, including views over Pinto Lake and out to Monterey Bay. There's a lovely pond on the property. Tthere are some tall trees on the neighbor's property to the NW so summer sunsets are obscured. The previous owner built the house, without permits, over a minor fault. I have a building envelope, but it will take some doing to end out without a legal residence. Zoned ag, so main house and caretakers dwelling of up to 1200 sq ft. allowed.
When I bought it, it was advertized as a money maker, but is proving to be a fixer. After a year of fixing. I'm not sure I can afford to bring it to potential. If anyone is looking to expand their holdings . . . and/or perhaps come up with one of the more spectacular house sites in the county . . . I'd welcome inquiries. I'm also open to the idea of partnership / shared ownership / purchase with lease back of some portion of property.
